The commercial real estate sector is experiencing significant distress, driven by pandemic-related shifts in consumer behaviour and remote work arrangements leading to decreased demand and increased vacancies in office and retail spaces. Moreover, new ESG constraints and the rising of borrowing costs are making it more challenging for property owners to get financed their projects or to service their debt. Consequently, defaults and foreclosures increased, particularly in the retail and office sectors.
